Gutter & Roof Replacement After Hail Damage via Insurance Claim for Property Management Company

Tarrytown Roofing is proud to have recently completed a full roof replacement at Agave Falls Apartments, located in North Austin. This multifamily apartment community is 1,500 square, comprised of over 20 units. The project involved the replacement of a nearly 20-year-old roof system that was recently impacted by hail damage across 13 buildings.

A previous roofing contractor working with the property management team had replaced the roofs of other units, but the project was left incomplete as they were unwilling to meet deadlines or mitigate the disruption to residents – which was imperative to the property management team.

In the process of selecting a new roofing contractor, Tarrytown Roofing was the only contractor to arrive on time for the initial site appointment with the Vice President – and successfully deliver the project on schedule, and with minimal disruption to residents.

Additionally, we worked with the property manager and insurance company to document damage to the roof and gutters to help get the project approved by the insurance provider. Effectively, the gutters and roof replacement were approved and funded through the property’s insurance provider.

Agave Falls is managed by a private equity–backed ownership group with a focus on social impact housing. This successful roof replacement represents the first of several anticipated projects under a developing partnership. Ultimately, this project was completed in just 12 days and with minimal disruption to residents with all known leaks stopped and the roofing system upgraded to meet current building codes.

A project of this magnitude has many moving parts that had to be coordinated successfully, including:

Site Preparation

Prior to work beginning, we coordinated inspections and timeline with the property manager, ensuring our schedule would minimize disruptions for their residents. Then, before beginning any roof work, our team protected the property’s HVAC units, landscaping, and common areas using black poly tarps and protective decking. As is our standard, our team cleaned up the job site daily before we left.

Old Roof Removal & Inspection

To ready the units for the new roof installation, we first had to complete a full tear-off down to the decking of the old roof. This meant removing old underlayment, flashing, fasteners (used to secure the roof materials to the underlying structure), and vents. Once stripped down to the decking, our team carefully inspected the existing decking and replaced any damaged sheets.

For this part, we included up to 10 sheets of decking replacement per unit (at no additional charge) if the team uncovered any compromised decking in the process of removing the old roof. This provision helped to reduce change orders and avoid any delays in project completion.

New Roof Installation

Then came the install. We installed a code-compliant, weather-rated asphalt shingle system designed for long-term performance in the Texas climate. But a roof is more than just the shingles and our scope of work reflected these upgrades which should significantly extend the lifespan of the property’s new roof, including:

  • IKO Cambridge Architectural Shingles that offer industry-leading durability and curb appeal engineered to resist algae, impact, and cracking. They offer up to a 25 to 30 year life with Class A fire rating and wind resistance, up to 130 mph.
  • 30lb Synthetic Underlayment to create an effective barrier between the decking and shingles for added moisture protection.
  • Ice & Water Shield to prevent leaks where water tends to collect during storms.
  • Step and Chimney Flashing to ensure leak protection where the roof intersects walls and/or chimneys.
  • Ridge Vents for attic airflow to reduce heat buildup, improving energy efficiency, and ultimately prolong the roof’s life.
  • Preformed Drip Edge to direct water off the roof properly and prevent edge deterioration and fascia rot.
  • Starter Shingles & Hip/Ridge Caps to secure perimeter and ridge zones against wind uplift – with a clean, finished look.
  • Cap, Roofing, and Soffit Nails to protect against uplift and maintain warranty eligibility, per manufacturer specs.
